|| COMMUNITY COMMENTS AND SUGGESTIONS:
This public comment period is an invitation to members of the community to present issues, thoughts, or suggestions on matters not scheduled on this agenda. Comments should be limited to those matters that are within the jurisdiction of the Planning Commission. The Brown Act restricts the Commission from taking formal action on matters not published on the agenda. The Commission requests that public comment be limited to three (3) minutes and be accompanied by voluntary submittal of a “speaker slip” to facilitate meeting organization and preparation of the minutes.

Correspondence or supplemental information for the Planning Commission received after Agenda preparation. In compliance with the Brown Act, the Commission will not take action on correspondence relating to items that are not listed on the Agenda, but may schedule such matters for discussion or hearing as part of future agenda consideration.

||Approval of Minutes (WEICHINGER) Recommended Action: Approve the minutes of the June 19, 2012 meeting.
Amended Tentative Parcel Map No. 12-001 and Amended Planned Unit Development No. 12-001; Add one (1) additional lot to an approved parcel map for a total of four (4) lots on 4.08 acres in the Rural Residential (RR) zoning district; Applicant – Dave Daniels; Location – 250 Ridgeview Way. (McCLISH/FOSTER) Motion and Vote
Recommended Action: It is recommended that the Planning Commission consider the proposed project, review the required findings for tentative parcel maps and planned unit developments, including those for clustered subdivisions, and provide direction to staff.
|| Con’t Consideration of Variance No. 12-001 and Viewshed Review No. 12-001; Allow the deviation from front and side yard setback requirements for the construction of a three car garage and second story dwelling unit; Applicant – Mitchell and Jamie Wallace; Location – 186 South Elm Street. (McCLISH/DOWNING) Motion and Vote
Recommended Action: It is recommended that the Planning Commission adopt a resolution approving Variance No. 12-001 and Viewshed Review 12-001.
| Consideration of Development Code Amendment No. 12-003; “Cleanup” amendment addressing habitable structure setbacks, separate utility meters, temporary banner regulations in the D-2.11 Overlay District, and Temporary Use Permit fee waiver authority for nonprofit/charitable events; Applicant – City of Arroyo Grande; Location - Citywide.

Recommended Action: It is recommended that the Planning Commission review the proposed changes to the Development Code and make a recommendation to the City Council regarding its introduction and later adoption.
